Real Estate Agents make poor short sale negotiators

Which is why the bank pays me to do it for them.

Here's the way it works, folks:

1. Lenders don't negotiate short sales with homeowners unless the homeowner has an end buyer in place.
2. The homeowner must be behind in payments before the lender will begin negotiations.
3. The lender won't approve a short sale unless and until there's a new buyer for the property.
4. Real estate agents who take listings and expect the lender to approve a short sale without an end buyer standing by will fail miserably at short sales.
5. The lender will pay a short sale negotiator's fee provided that the real estate agent doesn't expect a full 6% commission.

I've been doing short sale negotiating for several months now, and this is the way it works at this time.
