From the poster's comments it sounds he will market his services directly to homeowners, which most HO don't need to negotiate with a lender. I don't have a problem with the servicer provider working directly for a realtor, and the realtor paying the service provider out of his commission if he sells the house. However the advance fee could be a problem given the low rate of SS acceptable to lenders. Are realtors willing to eat this fee if the house doesn't sell, or is the poster willing to work solely on a flat fee or % of the commission if the house sells (even through a co-broker)? Adding a middleman tends to add confusion to the process and things have a way of being misinterpreted along the way, so I'm not sure what the HO gains. Of course the poster could become a licensed realtor and work directly with homeowners. There are so many people coming out of the woodwork since the subprime crisis trying to make a buck for questionable services. There's a smart old consumer rights adage that you never pay any upfront fees for services until satisfactory results are obtained.
