A concerned renter...

I'm currently renting a SFR in CA. I have a suspicion that the home owner is falling behind on his mortgage and might walk away (call it intuition). There hasn't been a NOD filed yet, but it may be on the horizon.

My questions are:

1.) If the owner does receive a NOD, can I stop paying rent and try to recoup my damage deposit and last month rent UNTIL the NOD is rescinded?
2.) If the owner stops paying the mortgage, is it a breach of my lease contract?

Any reference on this subject would be great! This is my first stop before spending $$$$$ on a legal advice.

My rent is WAY too cheap for the area I live in. I'm putting a Request for Notice on ALL liens for this property in case the home goes into default. There is NO equity in the house and there is NO way his mortgage, taxes, HOA, etc. can cover what I'm paying for rent.

THERE IS JUST NO WAY! Until then, I'll continue to pay rent as outlined in my lease agreement...

Advice please?
