Any additional fees is just going to make an already difficult task that much harder. It's actually a good idea and there are services that exist that do exactly what the OP is suggesting. Their target customer is different though. Most of the services target realtors. If you think about it, a Top Producing realtor spends >95% of their time looking for business. They are always in need of assistants and services that are willing to sit on the phone for hours dealing with loss mitigation departments. It is perfectly fine to charge a flat fee to a realtor who can legally pay you out of the commission earned. The problem with trying to deal with homeowners directly is that most don't have the cash to pay you and banks are fine with paying commissions to agents but would probably not authorize a fee to a 3rd party.
