What is FITES?

If I understand this correctly, I'd argue that the sale would be invalid as I suspect most judges would rule so. Have you asked a title company/attorney about their opinion? Could you get marketable title? Okay, the MedCal lien was filed before they quit filing involuntary liens. Call them to see if they still might inforce their lien. If they won't, ask for a release. But before you do this consider that in some states judgement liens must be reperfected after ten years to remain valid. Research the law or ask a good RE attorney. A good title company should also know the answer. How much on the dollar would MedCal take for their lien assuming it's valid.
