I was even able to pop off one last retail new construction flip in Februray 2007. The top in SoCal (I guess it could have hit San Diego earlier) was truly March 2007. That is when the Subprime crisis hit and everything truly started going the opposite direction. I give credit to k2163 for being the real visionary here. Good job man. Hi JK, Thank you so much for referencing that post from K2163. I read the entire thread it's very insightful. I read somewhere, I think LA Times, that it took 6 years for the last downturn in the 90's what we have experienced in 1 year. From what I'm seeing it isn't anywhere near being over. Perhaps, we are experiencing a dead cat bounce and the drops will be less severe and we'll maintain a low for a longer period. Thanks again, Rachel Rachel
