: : I think there is only a few people qualified to asnwer that question with some degree of accuracy and I think that would be Ward, Bruce Norris, or myself (just kiding) Hovever I did predict the start of the down turn and missed it only by a cuple of months. If you don't believe me check my posting at:

: : Okey so maybe I got lucky...but IMHO I think it will be over in CA by 2010, with a couple of years of almost flat market.

: : : I know everyone has an opinion on this... With the credit crunch and tightened lender guidelines how long before we pull out of a declining market?

: : : My guess is 3 Years...

: : : Ward???

: Do you know how much money I would have lost if I would have listened to you and thought April 9, 2005 was the top? 2006 was my BEST year EVER. I was even able to pop off one last retail new construction flip in Februray 2007. The top in SoCal (I guess it could have hit San Diego earlier) was truly March 2007. That is when the Subprime crisis hit and everything truly started going the opposite direction. I give credit to k2163 for being the real visionary here. I'd say he called better than anyone -- Norris included:

Hi JK,

Thank you so much for referencing that post from K2163.

I read the entire thread it's very insightful.

I read somewhere, I think LA Times, that it took 6 years for the last downturn in the 90's what we have experienced in 1 year. From what I'm seeing it isn't anywhere near being over. Perhaps, we are experiencing a dead cat bounce and the drops will be less severe and we'll maintain a low for a longer period.

Thanks again,

Rachel
