I was even able to pop off one last retail new construction flip in Februray 2007. The top in SoCal (I guess it could have hit San Diego earlier) was truly March 2007. That is when the Subprime crisis hit and everything truly started going the opposite direction. I give credit to k2163 for being the real visionary here. The top in San Diego did start earlier. From your article: "In Los Angeles County, the news was different. There, the median home price rose 8.5 percent in 2006". I still say that k2163 nailed the Suprime Implosion / Credit Crisis fiasco. Take a look at his post from Jan 07. The national housing downturn started in March 2007. I'd love to hear his opinion as to when it will bottom out.
