: I think there is only a few people qualified to asnwer that question with some degree of accuracy and I think that would be Ward, Bruce Norris, or myself (just kiding) Hovever I did predict the start of the down turn and missed it only by a cuple of months. : : My guess is 3 Years... : : Ward??? Do you know how much money I would have lost if I would have listened to you and thought April 9, 2005 was the top? 2006 was my BEST year EVER. I was even able to pop off one last retail new construction flip in Februray 2007. The top in SoCal (I guess it could have hit San Diego earlier) was truly March 2007. That is when the Subprime crisis hit and everything truly started going the opposite direction. I give credit to k2163 for being the real visionary here. Good job man.
