NO subscription service is that reliable...In Reply to: Re: Trustee reduce opening bid at auction posted by Andy Smog on March 27, 2008 at 4:57 PM Andy, You are taking too much risk with your hard-earned money to blindly trust ANY foreclosure subscription service, since I've never heard them claim that they never make mistakes. In fact, ALL of them have disclaimers plastered on their reports that they are not to be treated as complete or error free. Therefore, you must take on the full responsibility of doing your own title searches in the Official Record--at your county recorder's office. There are reliable methods of doing it fairly quickly and very accurately. So taking unnecessary risks doesn't make any sense. ----------Ward ========== : I have a reliable subscription service that lists all liens. They were not good deals, but they are once the opening bids are reduced. Since there are so many properties need to be researched, I ignored these properties before the auction, didn't do title research, no drove by the poroperty to take a photos.
