Hello Carolyn,

After you have recorded your deed at the recorder's office you might consider the FHA's 203k program which would allow you to re-finance your first and any needed repairs.

FHA loan limits have been raised to as much as $729,500 depending on the median priced home in your area. Here in San Diego the limit is 695k.
