We contact our Farmers Insurance Agency while we’re at the auction, just after being declared the winning bidder.

We tell our agent we need a binder for the property and proceed to give him the address, number of bedrooms/baths and the square footage, etc.

Then, later in the day, or no later than the next day we will pay an estimated premium for the insurance coverage.

I’ve never had to prove I own the property. So I don’t need to show my Trustee’s deed nor any auctioneer’s recipt.

Hey guys. Just wondering after you win the trustee auction. How soon do you get insurance for that home? Which companies do you use? Are these companies accustomed to making policies after a trustee sale? Do you need the trustee sale deed?
After hearing about all these reported arsons during the foreclosure process, I've been getting a bit paranoid (I think that part of the business lol).
