Deed-in-Lieu

Recently ran into a situation as follows;

Owner gives lender deed in lieu of foreclosure.

Lender gives owner a release of mortgage or what you might call a reconveyance.

Owner now gives lender a warranty deed.

I thought it an interesting creative way to do this.
