Grant Deed/Partnership/Delay or Avoid Foreclosure

All - would anyone have information on the use of creating partnerships to avoid or delay foreclosure? I'm in the middle of a mess my parents created trying to avoid foreclosure. My mom ended up using Grant Deeds to transfer real property into a partnership consisting of her and three other individuals (they are named) and then it says each has 25% interest - yet the terms were "no consideration" or it was a bonafide gift. No equity exchange. Is anyone familiar with this? Are the other "partners" real people or not? If anyone can help, please contact me! It would be soooo appreciated!
