You need to re-think step 1. I have seen values on Zillow that are double the actual value.

The Zillow computer has never seen the inside or outside of your subject property, and doesn't know that your property is in a wildly different neighborhood than the one that recently sold across the street. I consider Zillow a good first step in deciding whether I should take a look at a property, but after that it is essential that I use another method to refine the estimate of value.
