Certification of Trust

I have been using Title Holding Trust for about 10 years thanks to Ward's training and using Certification of Trust many times on Selling or re-fi property. On refi, sometimes I had to take title personally and then move back later to the THT.

Now I am working on a refi and I am being told I must disclose the Trust document due to "continuity of obligation" per Fannie Mae guidelines and won't allow me to use Certification of Trust or take title in my name at closing. They are saying the underwriter need to review the trust document due to this guideline. This does not make an sense to me. Is this something new? Any advice how to proceed?.
