Your post is confusing for several reasons.

First, what state are you in?

Next, BK is filed in U.S. Bankruptcy court. I know of no reason to file it with the county recorder.

Next, you say the secured debt was discharged in BK. Secured debts are not usually discharged in BK. Does you friend actually have an order from the BK court which states that THAT SPECIFIC DEBT was discharged?

What is COT?

When you say the new owner defaulted out, do you mean he failed to appear to prosecute his Unlawful Detainer?
