Why not try:

CASH speaks volumes!!

CASH for keys....or CASH for house.

Go to the owner, give hime some moving $$$ and have him deed the property to you subject to.

Go to lender, tell them you now own, send certified copy of deed and telll them you as current owner wish to pay it in full.

Or go the other route and have the owner put in a trust and you purchase the trust and start making payments

Get your trust maetrialls, etc from Ward, this website owner. he has an EXCELLENT course and MATERIALS available.
