Question for Active Trustee Sales Buyers

For those of you currently buying at the courthouse steps in CA: How much would you pay for the same house you were going to bid on at sale if you could, instead, buy it from me? The benefits of escrow, title insurance, pictures and/or inspection, vacant property with no tenants or former owners to deal with. How much is that worth to you? Be honest. :)

Thanks for the offer. I'm always happy to put vetted investors on my VIP buyer's list.....you know, the short list of of experienced as-is buyer's with money who perform on time. :) Like I said, I'm having a hard time deciding whether or not to change the business model. I have no idea how this board works anymore. Can you write me off the board from contact info here? If not, it's kristine at west.net.

Definitely interesting times in RE. Agreed that reos/shorts arent a consistent income, however they do seem to be getting better than 2008-2010. Also, I have a good friend in Kern county that buys at the trustee sales there, but I dont think he really looks for reo/shorts. I can always connect you two up if you want his opinion on what he would pay for your inventory. He will give you a good honest opinion and he has plenty of money to buy if interested...

MTI: thanks for your reply. I live on the coast and my farm has been Kern county for the last ten years. I've been watching the trustee's sale buyers for several months now. I'm not seeing those buyers getting the significant discounts that would make spectacular deals, at least not in volume. They are mostly competing for the dropped min. bids. A lot of the deals are comparable to shorts. The shorts in my farm are good deals, even for rehabbers. It's just not a consistent or easy way to buy inventory.

True about the short/reo price becoming a comp, but in my farm, the rehab re-sales are 90-120 days out and sellers are getting their price. So, it appears the comp issue is being treated fairly by appraisers/lenders.

I've always flipped my properties to rehabbers, but now I'm thinking of doing the rehabs to make them retail ready, especially the more cosmetic ones. So many crews are available for work, and I have decent private money, so I feel less need to rush the sales. Interesting times in RE.

Kristine,
I agree it may be better than the 5% I mentioned, however it seems like (even today) trustee sale buyers have a better likelihood of getting a great deal versus an average deal. Also, we have struggled to get as much as we expected on the back end when flipping REO's/Shorts because buyers seem sophisticated enough to nitpick every dollar we spent on the property because they have typically seen the property already. Also, our purchase of the REO/Short sometimes ends up being a comp for our flip sale. I think some areas are affected by this more than others however. Overall, the trustee sale provides more risk but more POTENTIAL reward. Kristine, is your farm san bern county?

Thanks for the replies. I am trying to figure out what price a few of the properties I'll be offering for sale soon would make them attractive to the trustee sale investors in my farm. What I learned from the replies here is that you are all finding trustee's sales pretty safe and without risk. If the difference between buying at sale and buying retail is so small, then trustees sale must be where it's at.

Seriously, a vacant property with pictures/inspection and clear marketable title? Isn't avoiding eviction/cash for keys and/or 90 days for bona fide tenants and the chance to start the rehab the next day worth more than that? Thanks for your thoughts. Kristine

Those guys numbers sound about right for us.

We do sometimes buy REO's and short sales and are willing to pay
5% more to have title insurance. Getting a look inside the house is also worth something.
